I cannot fault this location at all. It's fairly central to the city and I was able to access bus routes and other means of transportation. Duncan and Mei were just fabulous, there's no beating about with that. Duncan was available night and day for any queries a person might have had and was kind enough to rectify any issues. I made an enquiry on the morning of my second stay about decaffeinated tea and these were arranged for breakfast the following morning. My room was clean, smelt fresh and my bin was emptied every day. Everything was as described. The property is old, by that I mean it is in an older area of the city, so there are small cracks in the masonry but this wouldn't affect you at all and it did not affect me in the slightest. Bed was cosy, sheets clean. I paid £10 to upgrade to a better room from a single to a double with private bathroom and this paid off well for me. The extra privacy enhanced my comfortability. There was a lot of availability for items at breakfast, juices, water, tea, coffee... With some cereals, toast, jams, and yoghurt. You also get a hot option, and Mei was kind enough to remove the meat from mine. Every morning, when I came down, she ensured I wanted the same thing. On the first morning of my stay she was kind enough to chat to me for some time and give recommendations on where to go in the city. Duncan also identified the best bus routes for my stay. Edinburgh Holiday Guest House is a typical bed and breakfast facility. The location is good with a bus stop outside the front door which takes you to Princess Street. The multi-cultural dining area of Newington starts 100m from the premises with lots of restaurants, coffee shops, bars etc. The check in (all on line and via SMS) was easy and efficient. If you are driving there are three spaces on site which, if you can get one is fantastic, but could be troublesome if not (I have no experience). The room itself was simple, spacious complete with en-suite bathroom and tea making facilities which were all good. Breakfast included in the prices was good. Edinburgh Holiday Guest House is a good place to stay if you are looking for a bed and breakfast facility.

The place looks old from outside but when you come in, it’s quite nice and homey. We checked in Room 2 with private bathroom just outside the room. Self-check in was easy and convenient. The room is of decent size with a a double bed and a single bed, work table and chair, hair dryer, tea and coffee facilities and clothes hangers. The private bathroom is clean with good water pressure on the shower. There’s enough toilet paper rolls and shower gel sachets for an overnight stay and nice absorbent towels as well. You get your money’s worth with the breakfast that’s included cos it’s a freshly cooked english breakfast along with the usual cereals and toast, etc. unlike other hostels in the same price range.

The facilities this B&B gave us were incredible, the beds were very comfortable. The doors have an access code so no one can enter your room. My bathroom was outside but also had a key and was private. The house was very comfortable, not cold, and very quiet. We liked the staff, they made us feel very welcome. The English breakfast was delicious, there was a wide choice of cereals, coffee, tea, and juices. 100/100. 20min walking to the city centre. 1 min walking of the bus station. (Good connections) 18 min by bus.

It was large triple room with a bathtub so ideal for a couple or family as well as the solo traveller seeking some well-earned rest. View out the back over gardens made me forget I was just outside the city centre. Staff were helpful and friendly. Breakfast was fairly standard fare but had a good little selection of cereal, toast, etc. and fry up options could be made to order. Easy check-in with pass code.
